Watch Your mailbox: Property Assessment Notifications Are Arriving

Keep an eye on your mailbox! The Pinellas County Property Appraiser is currently mailing out annual property assessment notices, and Hillsborough County notices should be arriving soon as well.
 
It’s important to understand that this is NOT your TRIM notice (Truth In Millage notice) that outlines your proposed property taxes. Those notices are sent later in the year.
 
So why is this assessment notice important?
 
The Property Appraiser’s office determines your property value based on the information they currently have available, including:
• Sales records
• Permits
• Prior assessments
• and the visible condition of the property
 
For example, if your home sustained storm damage that has not yet been repaired, and no permits have been pulled, the Property Appraiser may assume the home is still in its pre-storm condition.
 
On the other hand, maybe you removed a pool, enclosed a lanai, or made other changes the Property Appraiser is unaware of.
 
This notice gives you an opportunity to review the information they have on file and address any discrepancies or concerns before values are finalized.
 
If something looks incorrect, it’s best to contact the Property Appraiser’s office sooner rather than later to begin the review process.  I had a good conversation yesterday with Mike Twitty, the Pinellas County Property Appraiser, and he stated that this office sincerely wants homeowners to notify them if there are inaccuracies with their valuation, or even if there are questions about it.
